New construction has its own failure list
Builder-grade is a schedule and a price point, not a quality standard. The recurring Nocatee items on our board: PEX crimp fittings that were rushed at the manifold, builder-grade water heaters hitting year eight across an entire village at once, pressure regulators set wrong from day one, and disposals and toilets that were the cheapest line item in a very nice house. None of it is scandalous. All of it is fixable, usually in one visit.
The other Nocatee reality is warranty aftermath: the builder's plumbing warranty expires at year one or two, and the first real failure lands at year six with nobody to call. That is us. Because the tank that keeps a construction budget on target is not the tank you would pick from a catalog. Builder-grade units commonly run six to ten years. When we replace one, you choose the quality tier, and the difference in lifespan is real.
It is. The supply is aquifer water with meaningful hardness, and new homes rarely include a softener. We do a free onsite test and quote a softener loop; most Nocatee garages were plumbed with a loop stub that makes installation clean.
After the builder warranty period, licensed repair by anyone does not void your homeowner coverage. We document everything with photos, which actually helps if a defect claim ever becomes relevant.
